Working With a Broker or Salesperson

Education, Knowledge, and Experience

All brokers and salespersons are required to complete educational courses prior to becoming registered and are also required to take continuing education courses. Many brokers and salespersons pursue ongoing professional development opportunities, obtain membership in professional associations and attend industry events on a regular basis. While consumers buy and sell real estate infrequently, most brokers and salespersons are engaged in these activities on a daily basis.

Consumer Deposit Insurance

All brokers and salespersons are required to be insured. The insurance program administered by RECO includes consumer deposit insurance. The coverage that protects your deposit is available under the insurance program at no cost to you. In the event of fraud, misappropriation of funds or insolvency there is coverage available to consumers of up to $100,000 per claim to a maximum of $3,000,000 per occurrence, effective September 1, 2016. If the deposit is being held by your lawyer, you should contact the Law Society of Upper Canada to determine what insurance protection may be available.

Complaints & Enforcement

All real estate brokers and salespersons are required to comply with the Real Estate and Business Brokers Act, 2002 and associated regulations, including the Code of Ethics. RECO addresses inquiries, concerns and complaints about the conduct of brokers and salespersons and takes appropriate action to protect the public interest.

Land Transfer Tax

Land transfer tax (LTT) is often overlooked when considering the total cost of purchasing a home.

When a buyer considers purchasing a home in most areas of the country, they will have to allow for thepayment of a tax which is sometimes referred to as a property purchase tax, but more generally known as a land transfer tax. The value of this tax is generally calculated on a percentage of the residential property's sale price, and the precise formula for the calculation of the amount of tax payable varies considerably from region to region, and sometimes just from one neighbourhood to the next.

There are a variety of rebates other schemes to keep this tax from overly depressing the demand for first time home purchases.

Ontario first-time homebuyer land transfer tax rebate.
The Ontario land transfer tax rebate is equal to the full value of the land transfer tax up to a maximum of $4,000 land transfer tax2
Eligibility
The buyer must be older than 18 years
The buyer must occupy the home within nine months of purchase
The buyer cannot have owned a home anywhere in the world
The buyer's spouse cannot have owned a home while being your spouse
If you are purchasing a new home, it must be eligible for home warranty
Based on Ontario land transfer tax rates, the rebate will cover the fully taxed amount on houses up to $227,500. For houses over $227,500, homebuyers will receive the maximum $4,000 rebate. To obtain this refund, you need to apply within 18 months after the purchase of the home.

First-time homebuyers in Toronto of new and resale homes are eligible to receive a refund up to a maximum of $3,725.

The Smoothgallery module uses mootools toolkit to crossfade images to form a rotating header effect or gallery.
There is no need to move any of the folders from the module itself, this includes the resizer.php file for the thumbnail generation..

1.) Install the module / mod_#__smooth_gallery / > Extensions > Install > select // mod_#__smooth_gallery.zip

2.) Configuration - Extensions > Module Manager > mod_#__smooth_gallery

3.) The slideshow is preconfigurated for this Template, please change the Module Position to // INSET // and set the Title = No

4.) Upload your images to folder images/smooth_gallery/

5.) Those images will be listed in the module administrator and you can select them to be shown in the slideshow
